For any properties above 5,000 sq ft please get in touch for a bespoke spatial planning costing based on your property size requirements.
For all 3 tiers, if an architectural floor plan cannot be provided, we would appoint a site survey to be done for the property to ensure an accurate plan is drawn for us to work with. This is costed separately, based on property location and size. This ensures we have accurate dimensions as well as all electrical socket locations and current plumbing and pipework.
We always advise to get in contact at the same time or just after you have appointed an architect.
The short answer is no. We can work within the external parameters approved to give you your ideal internal layout. If we feel a slight tweak to the external would benefit the interior greatly, to get you what you want to achieve, then we would raise this with you and your architect so you can make a decision on whether you want to change it. If so, a small planning amendment would need to be submitted. As long as bricks haven’t been laid it is never too late to make some changes.
